TILE  ROOF  REPAIRS  AT  PACIFIC  PINES,  GOLD  COAST

cHANGING BROKEN TILES AND REPOINTING RIDGE CAPS

We have just completed a job at Pacific Pines at the northern end of the Gold Coast. The roof was in poor condition, with badly broken roof tiles and cracked ridge capping mortar. There was ceiling water damage in some areas under the broken tiles and badly cracked ridge capping mortar. The valley tiles also had slipped in some areas, meaning that there is gaps between the tiles that allows water entry into the roof cavity.

We carried out the following repairs to this roof to fix its leaking issues:
- Removed and replaced approx 25 x broken roof tiles. The  broken tiles are removed from the roof, then all the  new tiles are placed in the bottom row of the roof so that they are not visible from the ground. If we were to remove the broken tile and then replace it with the new tile you would have noticeably different tiles scattered across the roof. We do our best to colour match the tile to close as possible, however tiles change and some colours are phased out and no longer manufactured. This is the best possible solution aesthetically.
- Rebed approx 20Lm of ridge capping (using a sand and cement mortar)
- Repointed all ridge caps approx 170 in total, using Shieldcoat flexible pointing mortar (10 year product guarantee)
- Refit slipped valley tiles and supplied and installed valley clips

The roof is now watertight and will be maintenance free for up to 10 years+. We recommend you have your roof inspected every ten years to keep on top of maintenance issues. You can read more about tile roof repairs here that we have recently undertaken.

INSTALLING SARKING TO AN EXISTING TILE ROOF

We recently had a customer who had a leaking tile roof. They had sarking in the roof, however is was original from the homes construction and had worn over the years. It was torn and shredded in some sections, allowing the water to get into the ceiling.  

How was the water entering the ceiling you might ask?
Through leaking tile clips. 
The tile clips originally used to secure the tiles were an older style Monier tile clip that are notorious for leaking and causing this issue.

How did the customer know there was a roofing issue?
There was scattered water stains and mould patches throughout the ceilings of the home. This is an obvious sign that the tile clips are the cause.

This is how we rectified the issue:
- Removed all roof tiles and roof clips
- Removed all timber battens
- Supplied and installed heavy duty Rhino sarking
- Reinstalled original battens
- Reinstalled original roof tiles and new tile clips
- Rebed all ridge capping 
- Repointed all ridge capping with flexible pointing
- Water tested to ensure no further water leaks

Installing heavy duty roof sarking to the roof cavity is great for added protection from the elements and reducing moisture in the roof cavity.  It was a great result and we were happy to resolve this issue for the customer. They can now finally fix up the internal damage the water damage has caused over the years - replastering and painting their ceilings.

The customer also wanted to update the colour of the roof and chose Shieldcoat 'Roof Red' to update it with. We have used Shieldcoat roofing paints for over 7 years and and never returned to a job for poor prodcut quality. They are an Australian based paint manufacturer and their product is built for Australian conditions and climate. We high pressure cleaned and painted the roof during this process.

This waterfront home in Tweeds Heads NSW now has a water tight roof that will give the customer many years of reassurance. It is now as good as new!

Roof  Restoration  And  Tile  Repairs  From  Hails  Impact,  Gold  Coast QLD

We are still undertaking works from the hail storm that hit the Gold Coast in November 2013 - six months later there are still homes that have roof damage and require repairs. This roof is one of them, the tile roof was hit badly from the hail impact and over 200 tiles were broken. Insurance also covered the painting of the roof, as the colour of the tiles had been affected from the hails impact. You can see this in the white spots on the roof tiles. To undertake this job, we completed the following:
  • Removed all 200+ broken roof tiles and replaced them
  • High pressure cleaned all the roof tiles using a high pressure machine 
  • Rebed the ridge caps where needed and repointed all ridge caps and collars of the tiles
  • Applied one coat of Shieldcoat primer and two coats of Shieldcoat paint

Tile and ridge caps repair works

Well, what a busy couple of months it has been. Storm season is well and truly upon us and the last 8 weeks have been full of emergency roof repair work for those who were badly affected by the hail storm that hit Upper Coomera, Helensvale and Pacific Pines  on the Gold Coast in November 2013.

We are now back from our Christmas break and ready to tackle 2014 and its roofing challenges. Here is the first job we kicked off 2014 with.

The Helensvale customer wanted to repair all of the maintenance issues on the roof, to make the roof watertight and structural once more. Especially with storm season upon us, its important to have your roof watertight.

We undertook the following tile repair works:
- Removed and replaced 30x boral big roll roof tiles
- Removed and replaced 5x barge caps
- Repointed all ridge caps in Oz Flex pointing mortar and rebed sections where required.

Roof Restoration and Gutter Guard Installation at Mudgeeraba, Gold Coast QLD

We recently completed some major roof repair and restoration works at Mudgeeraba on the Gold Coast. The roof issues that the customer had were:
- Holes in the sarking, causing roof leaks in those areas
- They wanted to change the roof colour to black
- They wanted to install gutter guard leaf shield to stop any leaf litter clogging their gutters and valleys

Here is the work we undertook to rectify the issues:

Replaced all damaged sections of sarking
- Removed all roof tiles above the affected areas
- Disconnected all original tile clips over these areas
- Removed roof battens above these areas
- Cut out and replaced damaged sarking with new heavy duty sarking, taped all joins
- Relaid timber battens and replaced found rotten ones
- Relaid roof tiles and supplied and installed new tile clips

Tile Roof Restoration
- Replaced broken tiles
- High pressure cleaned entire roof area
- Rebed ridge caps where needed
- Repointed all ridge caps using flexible pointing mortar
- Applied one coat of Shieldcoat primer using an airless spray gun
- Applied two coats of Shieldcoat roofing membrane using an airless spray gun

Exterior Painting
Painted all gutter and fascia using Shieldcoat paint

Installation of Gutter Guard
- Supplied and installed gutter guard to entire gutter area and valleys, approx 120Lm using Leaf Shield Gutter Protection.

Terracotta Roof Restoration at Hope Island, Gold Coast QLD

High pressure clean and tile repairs

Today we finished a roof restoration at Hope Island. Being a terracotta tiled roof, it was covered in moss and mould which they are renown for. The owner wanted to refresh the roof and restore to look as new. We undertook the following as part of the restoration process:

- Erected safety rail around the roof's perimeter
- High pressure cleaned the entire roof area, approximately 306m2
- Repaired damaged sections of lead flashing
- Painted the lead flashing to colour match the roof
- Replaced the screws in the ridge caps with new screws
- Rebed and repointed the ridge caps

Ridge capping and its importance to your roof

Ridge caps on a tiled roof

Ridge caps are the V shaped tiles that are at the top and along the sloping sides of your roof. The ridge caps on your roof are the most important factor in keeping the weather out, and securing the tiles where they meet on adjacent roof panels. The ridge capping is secured by 'bedding' a sand and cement based mortar. Flexible pointing is then used to colour match to your roof and enables the roof tiles to flex in harmony with roof movements without cracking or
breaking away the mortar.

Yesterday we inspected a roof which had loose ridge capping mortar and in some areas it was non existent. You can see in the photos below the poor condition of it and as a result the issues it causes - the roof is not structural and there is water gaining entry into the roof cavity. The owners of the home noticed that they had several water stains on their ceiling and called us to do a free roof inspection to give them an idea of the cause.

Sarking and New Tile Clips at Tweed Heads, NSW

We had a call from a customer at Tweed Heads who had a routine leaking roof. Each time it rained, water would be guaranteed to leak in. There was two reasons why this was occurring:

1. There was no sarking in the roof
2. The tile clips used to secure the tiles were an older style Monier tile clip that are notorious for leaking and causing this issue.

This is how we rectified the issue:
- Removed all roof tiles and roof clips approx. 80m2
- Removed all timber battens
- Supplied and installed heavy duty sarking
- Reinstalled original battens
- Reinstalled original roof tiles and new tile clips
- Rebed all ridge capping 12.3Lm
- Repointed all ridge capping with flexible pointing
- Water tested to ensure no further water leaks
